If he was sincere he could make them move faster on modifying loans, but hard for him to tell banks to f..k themselves when they giving him and his friends large "campaign" contributions. Perhaps we'll try it out with a few cities & see what we find.

Re: A Closer Look Into the Fundamental Shift in the East Bay Housing Market

This is a really nice analysis - thank you for the hard work! Oh, if you could only show me the Sales and Distressed property breakdowns by price range on a city-to-city basis! That would really tell the story of how each city did...

For years I have tried to convince others that the mix can have a huge affect on the median price - but all they hear is the CAR/NAR announcement of the change in median price, and they think that's what housing prices are doing. The sad part is that the discrepancy is at it's worst during times of turmoil, or turning points in the market - so the median is most deceptive when you need it to be most indicative.

Thanks for continuing to share your very useful data and insight!

A. I hope this is a continuing feature - great hard data on the market!

Can you go back in time and look up the last few years data? You could make some really great charts to tell the story of what's happening if we could see these same weekly stats back through '06. Or even back the last 12 months. I do a lot of data analysis for a living - if you need someone to process a lot of data and make an Excel chart...I'd be happy to lend a hand.

A. So how does this compare with a 'normal' market (say a year like 2002). I assume the total number is quite high, but how about the % cancelled, or the percent that go to 3rd parties. Is that a lot? Do they usually all go REO? Or all go to 3rd parties?

A. Please don't do that. CalculatedRisk has a more objective way of discussing the same RealtyTrac article.

http://www.calculatedriskbl...

I would like to trust the Real Estate professionals, I really would, but with the typical analysis always boiling down to 'Now's a great time to buy!' or 'buy now before prices go up!', it makes it very hard not to think they would all screw me over for a commission.

I think your headline could be interpreted that same way, and it hurts your credibility. There is a lot of evidence to say that foreclosure inventory will impact the market and drive prices down for the rest of the year - including this RealtyTrac report. Other stuff you have done and written makes me think you're a good guy, so I really don't want to see you go down that road of putting positive spin on market data when it's not warranted.

Thanks for your blog, I find it very valuable.

A.
